NVIDIA has leased 7.6 lakh square feet of office space in Bengaluru’s Mahadevapura area, committing approximately ₹1,230 crore in rent over a 10-year period, according to Propstack.
The space is located at Bagmane Capital – Memphis South Tower and spans 12 floors. The deal has a monthly rent of ₹8.59 crore, or ₹113 per sq ft, with a 15% escalation every three years.
The lease is among the larger office transactions in the city and reflects continued demand for large contiguous workspaces in Grade-A developments. The structure allows NVIDIA to consolidate teams and scale operations within a single campus.
NVIDIA’s total office footprint in India now exceeds approximately 11.35 lakh sq ft across multiple cities, reflecting its continued expansion in the country. The company had also renewed a lease for about 3.75 lakh sq ft in Pune in 2024.
Raja Seetharaman, Co-Founder of Propstack, said, “NVIDIA’s decision to secure a 7.6 lakh sq ft facility in Bengaluru is a strong testament to India’s role in the global AI ecosystem.” He added that the long-term commitment “reflects the scale at which AI companies are expanding their R&D and engineering footprint in India.”
He further noted that the transaction underscores sustained demand for premium office space and reinforces Bengaluru’s position as a key hub for technology and semiconductor growth.
